Rental Assessment
Rental assessments are free of charge and without obligation. One of our experienced negotiators can arrange a time convenient for you, to visit your property to discuss the achievable rent. Factors that affect the rent achievable for the property are the condition of the property and it's suitability for rental. The location of the property and the area it is in. Whether it is to be let furnished or unfurnished, market condition or the time of year our experienced staff will be able to advise on all these matters.
Marketing
Once you have decided to instruct us to find suitable tenants for the property we will start our aggressive marketing strategy. This would include, property details and listing on our bespoke computer system, which runs an active mailing list, which formulates the structure for the marketing.
The property would be displayed in our town centre office window; the office is situated in a prominent position on one of the busiest streets of Northampton . On the display boards within the office and on our website which also has links to Right Move and Property Live, along with many other property websites. Local advertising in full colour in the two local newspapers. A To Let board would be displayed at the property to maximize local interest. Our office is open six days a week and is staffed with experienced property professionals all highly motivated and eager to let your property, as fast as possible to the most suitable tenant.
Referencing
Once suitable tenants are found, they complete an application, either in the office or online in the comfort of their home or office (Just another feature of our fully interactive website). Once a completed application is received we carry out a full credit assessment, which checks the prospective tenants credit history, associated addresses and Public records. We obtain an employment reference, which confirms income and length of employment and a previous landlord's reference if applicable. Only once satisfactory references have been received, will the tenancy be allowed to commence.
Tenancy Agreement
The tenancy agreements we use are based on the approved ARLA agreement, which has been fully legally checked and is proven to be reliable in a court of law. The tenancy is usually for six a month renewable periods, to suit the needs of the landlord and tenant.
