Rental Assessment
Rental assessments are free of charge and without obligation. One of our experienced negotiators can arrange a time convenient for you, to visit your property to discuss the achievable rent. Factors that affect the rent achievable for the property are the condition of the property and it's suitability for rental. The location of the property and the area it is in. Whether it is to be let furnished or unfurnished, market condition or the time of year our experienced staff will be able to advise on all these matters.

Marketing
Once you have decided to instruct us to find suitable tenants for the property we will start our aggressive marketing strategy. This would include, property details and listing on our bespoke computer system, which runs an active mailing list, which formulates the structure for the marketing.

The property would be displayed in our town centre office window; the office is situated in a prominent position on one of the busiest streets of Northampton . On the display boards within the office and on our website which also has links to Right Move and Property Live, along with many other property websites. Local advertising in full colour in the two local newspapers. A To Let board would be displayed at the property to maximize local interest. Our office is open six days a week and is staffed with experienced property professionals all highly motivated and eager to let your property, as fast as possible to the most suitable tenant.

Referencing
Once suitable tenants are found, they complete an application, either in the office or online in the comfort of their home or office (Just another feature of our fully interactive website). Once a completed application is received we carry out a full credit assessment, which checks the prospective tenants credit history, associated addresses and Public records. We obtain an employment reference, which confirms income and length of employment and a previous landlord's reference if applicable. Only once satisfactory references have been received, will the tenancy be allowed to commence.

Tenancy Agreement
The tenancy agreements we use are based on the approved ARLA agreement, which has been fully legally checked and is proven to be reliable in a court of law. The tenancy is usually for six a month renewable periods, to suit the needs of the landlord and tenant.




Property Management

Now that your property is successfully let to the right applicant you will be assigned a personal Property Manager. Your Property Manager will manage your property, the tenants and repair issues as detailed below.

Inventory and schedule of condition
Before any tenancy begins your fully ARLA trained and qualified Property Manager visits the property to compile a fully detailed inventory and schedule of condition, photographs are taken when neccessary. This document forms part of the tenancy agreement and its contents may be used as evidence in court if required.

Gas and Electrical Safety
Chelton Brown will take responsibility for making sure the property meets all the legal requirements of the gas and electrical safety laws as well as the fire and furnishing laws.

Signing Up and Moving In
The tenants are met by your Property Manager at the property to go over the legal details and the signing of the tenancy agreement. The tenants sign for the keys and verify the inventory of the property contents and schedule of condition.

Property Visits
A property visit is carried out at regular intervals, we check that the tenants are occupying the property in a tenant like manner and complying with the terms of the tenancy agreement. A report is left at the property and a copy kept on file. The landlord is advised of any repair issues that are raised and any considered breaches of the tenancy agreement.

Repairs and Maintenance
Your experienced Property Manager filter reports of repairs and maintenance received from the tenants, they will advise you of any actions required. If instructed to do so will arrange and organise repairs using either contractors from our list or the landlords preferred contractor. Invoices for repairs are deducted from rent.

Tenancy Renewals
A member of the property management team will contact you during the third month of the tenancy, for instruction on renewal. At this point you have three choices. To offer the existing tenants a further term. To issue the tenants notice to terminate the tenancy at the end of the term. To offer a tenancy renewal, with a break clause to incorporate some flexibility. If we do not get a response from the landlord, to ensure continuity we would offer a renewal of tenancy.

Final Inspections
An inspection of the property once the tenant has vacated will be carried out. The original inventory and schedule of condition is checked. The tenant is charged for any repairs and cleaning that is needed, which is considered beyond fair wear and tear. The landlord is notified of this and also advised on the on-going condition of the property and what is required to effect a quick re-let.
