1. Securing A Property For Rent
Now that you have found your perfect home you must fill in a Tenant Assessment Application Form. Please note you must also bring with you the following documentation:

• 2 Utility bills from your current address
• 1 Photo ID with current address
• 2 months of recent pay slips or balance sheet from your Accountant
• Proof you have the legal right to reside within the UK

2. Fees and Rental Payments

Payable to hold the property - NON-REFUNDABLE
= £ 150.00
= £ 50.00 (per head for each tenant over the age of 18 years)
= £ 200.00

RENT
– One Month Advance Rent
– Payable before ‘Move In'day
– Rent payable monthly on the ‘Anniversary' date by Standing Order
– Late payment charges invoked !

– Bank/Credit Card or Mobile Phone Statements ONLY
– Previous Landlord Reference

4. Tenancy Agreement Commitment
In order for you to enjoy a hassle free tenancy once you have found your perfect property a qualified Property Manager will be assigned to you and they will meet you at the property on the day you move in.

- 6 Month ‘Assured Shorthold Tenancy Agreement'

Renewing an Agreement
– £60 Renewal Charge

End of Tenancy
- Termination permissible after 6 Months Only by Landlord / Tenant

5. Responsibility & Liability
Insurance
– Insurance must cover Tenants and Landlords contents
– Copy and Proof of cover if Tenants own (ie. Policy Document & Number)
– No Insurance – No Move in!

Utilities
– Gas, Water, Electricity, Telephone & Council Tax
– All responsibility of the tenant
– Provider cannot be changed without written permission from Landlord

Property Care
– Inventory
– Regular inspections
– Maintenance and Repair Reporting
– Heating & Hot Water– Emergency Only
– Security
